After helping to build and manage a Multifamily Portfolio with over 13,000 units, Michael Kron Turns His Attention to Net Lease Retail

Michael Kron is the Chief Operating Officer of a family-owned business with a portfolio of over 13,000 multifamily units in Arizona and Texas. Over the last 29 years, he has spearheaded the land acquisition and construction of more than 3,000 apartment units and is now setting his sights on Net Lease Retail. In June of 2020, he acquired a majority stake in Guardian Advisory, a real estate investment company based in Newport Beach, CA. In January of this year, he acquired the remaining interests in Guardian Advisory.

Kron is now bringing a new Private Equity Fund to the market through Guardian Advisory: Guardian Net Lease Fund I, L.P. The Fund is a retail-focused investment vehicle targeting up to $100 million in equity to reach $250 million in property buying power. It will acquire properties leased by Fortune 500 companies such as Walgreens, CVS, 7-Eleven, Dollar General and O’Reilly Automotive on a net lease basis. These tenants allow the Fund to distribute quarterly income to LP investors.

Guardian Net Lease Fund I, L.P. is now accepting capital from investors to raise $100M. Kron has seeded the Fund with a $5M Walgreens in Tempe, AZ. A veteran real estate investor, Kron aims to scale his prudent investment strategies with the Fund. For him, Net Lease Retail is a great sector to invest in due to its passive nature characterized by minimal property management and corporate-guaranteed rent rolls.
